Should You Be the Owner-Builder for a Parkland Paver Driveway?

Should You Be the Owner-Builder for a Parkland Paver Driveway?

For a Parkland paver driveway, taking the owner-builder role makes sense only if you can provide the required supervision, coordinate the work and accept the responsibilities attached to hiring people yourself. If your plan depends on leaving an informal crew to run the job while you work elsewhere, a contractor-led proposal is the better starting point. Our paver services in Parkland give you a place to explore that option before committing to either arrangement.

Understand what you would sign

Parkland’s Owner/Builder Statement Affidavit requires direct onsite supervision and says an owner may not hire an unlicensed person as contractor or supervisor. It warns of possible financial exposure for worker injuries that homeowners insurance may not cover. The form treats unlicensed people you hire directly to work under your supervision as employees and lists federal income-tax withholding, FICA contributions and workers’ compensation duties. The same city form requires the address on state-issued identification to match the property address and requests a copy of the owner’s driver’s license.

Florida Statutes, section 489.103(7) specifies direct onsite supervision of work not performed by licensed contractors. Delegating that supervision requires a contractor whose license covers the work. An owner-builder can hire licensed contractors; the role does not require the owner to perform every task personally.

The city’s Driveway / Pavers / Concrete Slab Checklist calls for the affidavit when the owner acts as contractor. It also lists the uniform building application, current contractor records and a survey showing total area, driveway width, property lines and setbacks, with pavers identified. Signing a separate document as property owner does not, by itself, mean you have chosen the owner-builder role.

For the separate recording and filing topic, our Notice of Commencement guide for pavers explains the owner’s part. Before signing, resolve your particular eligibility and licensing questions with the city, coverage with your insurer, and employment obligations with a qualified legal or tax adviser.

Fit the job into your actual week

Start with the hours you can be at the house. Working from home can still mean back-to-back meetings when a delivery arrives or someone needs a decision at the entrance. A relative who can unlock the gate may help with access; you still need a plan for supervision.

Walk through an ordinary day with the people proposing the work. Decide where household vehicles will stay, how someone will reach the front door, and when the existing entrance could become unavailable. If part of the entrance needs to stay usable, discuss how the installer would work around that route. Include deliveries, guests and anyone who cannot comfortably use an alternate route.

Before work starts, photograph the house walls and landscaping beside the work area. Agree where materials and tools can go, which plants need protection, and who will restore disturbed lawn or beds. Keep those arrangements with the scope.

Your schedule should also allow for an unexpected absence. Agree which work can continue and which needs to pause if you have to leave, based on who is supervising it.

Decide who handles each part

A short responsibility chart helps you compare the two arrangements. Beside each task, write the person’s name, who approves a change and where the decision will be recorded. Fill it out alongside each proposal to see how much you would be arranging yourself.

Decision If you manage the work What a contractor-led proposal should explain
Access and protection Plan household access and protection for the house and landscaping Work sequence, access arrangements and responsibility for protection
Material delivery Arrange receipt, unloading and reporting of damaged or missing pieces Who receives the order and handles missing or damaged pavers
Base preparation Arrange review of the agreed preparation before it is covered Included preparation and how unexpected conditions are handled
Edges and thresholds Bring the layout decisions to the people doing the work Who coordinates borders, beds and adjoining entrance surfaces
Changes and completion Keep a record of changes, costs and unfinished work Written change approval and responsibility for remaining work

For example, a border may meet a planting bed beside the front walk. Someone needs to settle its location before the installer reaches that point. Moving it later could affect both the material order and the landscaping. Photos marked with the agreed layout can help everyone refer to the same decision.

To work through these choices with us, schedule a consultation through our paver installation process. A site visit gives us a chance to discuss access, materials and the entrance with you. The written proposal then sets out the work for review, including the responsibilities you want clarified before agreeing to proceed.

If you buy the pavers yourself

Choosing your own pavers can be enjoyable. Handling the order brings other decisions: who checks the product, color and border pieces on arrival, where pallets can stand, and who contacts the supplier about damage or shortages. If you purchase the material, settle those responsibilities with the installer before placing the order.

Record who pays for replacement deliveries or extra handling if the purchase does not match the agreed layout. Decide what happens to unused pavers, including whether you want some retained for future repairs, where they will be stored and who removes the rest. Returns depend on the supplier’s terms, so a proposed return credit belongs in the budget only after those terms are known.

Keep the selected product details, delivery information and installation scope together. Otherwise, you can end up approving a border in one conversation while the supplier is working from an earlier selection.

Look closely at the entrance and planting edges

Pavers replaced areas of grass and old concrete in our Broward County residence pavers project. At the entrance, gray rectangular pavers lead to the front door, framed by a dark border beside the porch posts, lawn and planting beds.

On your drawing, follow the proposed driveway border toward the house. Bring photographs of the existing walk, door threshold and planting edges to the site visit. You and the installer can work through how the new surface will meet each one and who will finish those connections.

Compare everything included in the price

Before treating the difference between two totals as a saving, compare the work behind them. A materials purchase plus a labor figure may leave you arranging removal, delivery handling, preparation, protection and cleanup. Each item still needs a person, an agreed scope and a place in your budget.

Use the same layout and material selection when comparing driveway pavers installation proposals. Read what each includes for the base, borders, adjoining surfaces, removal and restoration of disturbed areas. Where a proposal leaves something open, get its scope or pricing method in writing before comparing totals. Include the time you’ll spend meeting deliveries and sorting out problems, and how that fits around your work and family.

With a contractor running the job, you can stay involved in color, pattern and entrance details. Agree on who will pass those choices to the crew and handle questions while you’re away.

For a contractor-led option, arrange a consultation for your Parkland driveway pavers project. Bring your survey, material preferences and any competing scopes to the site visit. We can discuss access and the connections around the house, then provide a written proposal you can compare with the work and coordination you would take on yourself.
